How to Find the Perfect Starter Family Home

January 5, 2017 by Pam Maynard

When it comes time to look for a starter home, many buyers are unsure of how this process works and what they can do to make the most out of their money. Those who aren’t careful often find themselves struggling with overwhelming payments or a home that doesn’t quite meet their needs. That is why all new buyers should take some time to familiarize themselves with how they can save money without making too many sacrifices.

Make a List Before You Start Looking

It is all too easy for first-time buyers to start looking at dream homes that are completely out of their reach. While it is perfectly normal to find inspiration in those homes, you should probably write down your must-have features before you spend too much time researching the market. Major upgrades such as a home theater might sound good in theory, but they will most likely be impractical for your starter home.

Get Your Finances Ready Today

Collecting and organizing all of your financial paperwork can take quite some time, and that is why it is so important to start as quickly as possible. Depending on what company you go through for your mortgage, you might need years of paperwork including your work history, credit score, paychecks, debts, and liquid assets. All of this information should be saved in a secure digital folder as well as a locked filing cabinet at your current residence.

Contact a Local Realtor

Even those who have bought multiple homes over the years might still benefit from calling a realtor such as Century 21 Town & Country. Buying a home requires perfect timing and intimate knowledge of the local market, and any minor mistakes that you make along the way could cost you quite a bit. These real estate firms can help you narrow your choices, find pocket listings, and put in a fair bid once you have settled on a home.

Get Approved Before You Make an Offer

Getting approved for a reasonable loan before you make any offers is going to put you at a distinct advantage when it comes time to negotiate. Having the ability to offer the seller an immediate lump sum could help you reduce the total cost by thousands. Most mortgage approval letters remain active for at least 60 days once they are in a buyer’s hands.

In addition to the home itself, buyers also need to pay close attention to the immediate neighborhood and the area in general. Issues such as the proximity of nearby schools or parks might become major factors in the near future.
