Treat Your Home As An Investment

February 8, 2024 by Pam Maynard

Your House Isn’t A Home: It’s An Investment

Once you purchase a home, it’s important that you see it as more than simply four walls. While this place is your haven, it’s also by far the most important investment that you will ever make. If you treat your house the right way, then you’ll be able to sell it for a fortune in the future and earn a fantastic profit. If you don’t, then it will just become a missed opportunity. So, how can you earn with your home? Here are the key steps that you absolutely should take to treat your home as an investment.

Keep It Clean And Tidy

First, you need to make sure that you are keeping your home clean and tidy. If you don’t do this, then things are quickly going to get out of control. It could also lead to other problems, including infestations, which are impossible to get rid of and will obliterate the value of your home.

Technology

First, you should think about investing in new tech to keep your home looking clean and tidy. For instance, you could think about investing in an automated vacuum. While these used to be expensive, they are now far more reasonable and will fit into most, if not all, budgets that you are probably working with.

You can also think about investing in a UV wand for the kitchen, which is a brilliant way to remove bacteria that can make your home a hotbed for bugs and germs.

Declutter

Next, you should make sure that you are decluttering your home as much as possible. While it’s possible to have a cluttered home that still looks expensive, it’s easy if you have a little more floor space.

For instance, you might want to think about getting rid of some of your excess furniture. You might even consider renting a storage space for this need. That way, you can keep things separate from your home when they are not in use. You might also want to consider using storage to declutter your home too. It’s a great way to keep things in the right place.

Professional Services

It’s possible that you hate the idea of spending a lot of time cleaning and tidying your home. If so, you’re not alone and there’s an easy answer. You could hire a professional cleaning service to take care of your home for you.

Even with larger homes, the cost of a service like this is going to be relatively cheap and could be considered valuable if you find cleaning and tidying a home exhausting or even highly stressful. You just need to check the reviews and find a company that you are going to be comfortable with.

Low Maintenance Living

Next, you should consider how to set up your home so it is low maintenance. Again, this is perfect if you don’t want to spend a lot of time looking after and managing your home. There are lots of examples of choices like this.

For instance, you could replace your carpet with laminate flooring. Laminate flooring is far easier to maintain than carpet. You can simply wipe marks away and guarantee that your property looks picture-perfect. You can still add more texture and life to a room by using different rugs.

Make The Right Improvements

Next, you should make sure that you are making the key improvements. There are lots of areas of your home that are always going to be more important than others when you are thinking about how to improve the value. This includes the kitchen and bathrooms, which can add 25% on, at least if you make the right choices. Here are some other ideas that are worth your time and effort.

Insulation

First, you could think about improving the insulation of your property. One of the best ways to do this is by upgrading the windows. It’s highly likely that you will need to do this at some point when you are living in your property, as windows don’t maintain their seals forever.

Check your windows regularly and you can avoid replacing them all at the same time. You could also consider upgrading different aspects of your HVAC system. For instance, you could explore a heat pump installation from a company like Central Oregon Heating, Cooling, Plumbing, Electrical. This is a great way to ensure that your energy bills are most cost-friendly and your home is suited for a greener lifestyle.

Unique Features

You could also think about adding different unique features to your property. One example would be a 360-degree fireplace. As the name suggests, a fireplace like this will equally heat every area of your home. As such, it will be a fantastic feature for the winter season.

It will also deliver a unique aesthetic which means that you can easily attract buyers once they start to view your home. This is far from the only feature worth considering. You could also add a hot tub to your garden space and we’ll come back to this idea a little further down.

Curb Appeal

If you want your home to get plenty of attention from buyers, then you always need to think in terms of curb appeal. The right level of curb appeal will mean plenty of people coming to view your home, purely due to how it looks outside. There are lots of steps that you can take to boost the curb appeal. For instance, you might want to consider changing your front door. Or, you could decorate your front lawn with lots of colorful plants.

Conversions

Next, you should think about exploring conversions for your home. Conversions are the best way to add real value to your property. There are different types of conversions that could be suitable for your home.

For instance, with a loft conversion, you could create a wonderful guest bedroom with a skylight. Or, alternatively, you might want to think about expanding your kitchen. Remember, we said that if you change up the kitchen, then you might just be able to add as much as 25% onto the asking price of your property.

Don’t Forget The Garden

Finally, if you are upgrading your home, then you should always remember to make some changes to the garden. This could include options such as a new garden room or more simple changes like colorful plant life. Here are some of the best possibilities.

Pool

Next, you should make sure that you are thinking about adding a pool to your garden space. Pools are available in a wide variety of shapes and sizes. Contrary to popular belief, they will also fit into any size of budget. Particularly, if you are already thinking about improving and changing up your home, You just need to make sure that you can find a high-quality pool builder that will deliver the awesome results you’re looking for.

Grass

You could also think about changing the grass in your garden. If we’re still thinking in terms of ensuring that your garden is low maintenance, then you might want to consider an option such as astroturf.

This is available for all homes and the big benefit is that it will continue to stay green, regardless of what the weather is doing outside. Another clear benefit is that you won’t have to cut the grass, which is, again, a huge benefit if you don’t want to spend hours maintaining your lawn.

Builds

Another option would be to add builds to your garden space. For instance, you might want to think about creating a garden studio. You can use a studio like this for a variety of purposes. It could be anything from a fitness area to a hobby space.

The best part is that they are fully insulated so you can use them all throughout the year. The other benefit is that these builds are available in a wide range of different designs so you can always find the right choice that will fit well with your home.

Furniture

Next, you should think about investing in the best furniture for your garden. There are lots of different options that you can explore here. For instance, you could opt for ultra-contemporary furniture. This is a great way to ensure that your property looks both modern and luxurious with a stunning design that is going to appeal widely to modern buyers.

Lighting

Finally, you should think about exploring the right lighting options for your garden space. The best lighting will help create the right ambiance around your garden. It can also help your home feel more modern or contemporary overall.

Alternatively, you can use lighting to make your garden a more peaceful, tranquil place through the late evening. Regardless of your choice here, it’s always going to help you attract people who are keen to embrace alfresco living.

We hope this helps you understand some of the key steps that you should take if you are interested in selling your home for a fantastic price in the future.
