Don’t Let These 4 Things Ruin Your Home Value

March 4, 2015 by Pam Maynard

Preserving the value of your home is a critical part of being a successful home owner. When the value of your home diminishes significantly, it becomes difficult to sell your home and recover your original investment. To prevent the value in your home from significantly dropping, it is a smart idea to keep up with all major maintenance issues. In many cases, proper home maintenance will actually improve your home’s value. This will help to ensure that your home is more of an asset than a liability. Here are a few issues to stay on top of to make certain your home retains its worth.

Avoid Pet Damage

Owning pets is one of those decisions that can dramatically impact the value of your home. Urine smells in the carpets and scratch marks on the doors will not help to increase your home’s value. Neither will chew marks all over the bottom of the kitchen cabinets. Pets may seem lovable and fun, but a dog or cat is not always your home’s best friend. Since pets tend to cause damage to a home, it is, therefore, best to avoid pet ownership in order to help retain your home’s value.

Don’t Buy in a Bad Neighborhood

Buying a home in a bad neighborhood is a sure fire way to destroy the value in your home. Bad neighborhoods have a tendency to get worse, not better, over time. Buying in a more upscale neighborhood, where people take pride in their homes, will position your home in an area that will have a better chance of retaining home values. Before buying, be sure to check out a neighborhood at different times of the day and night to get a feel for the direction in which the residents are pushing a neighborhood.

Roof Repairs

Getting a regular roof inspection will help you to assess the current condition of your roof. A good roof inspector will also be able to provide a home owner with useful advice concerning any repairs to their roof. If leaks need to be fixed or shingles need replacing, then it is best to service your roof with the help of a United Roofing repair team before the situation gets worse. Opting to install a metal roof can help to improve the value of your home by making your roof more able to endure the elements than your old shingle roof was able to do.

Create Curb Appeal

According to Chron.com, curb appeal plays a huge role in establishing the perceived value of your home. A potential buyer will tend to want to pay more for a home that looks good from the street view than a home that looks trashy. Cleaning up the yard, fixing the paint job and improving the cement of the walk ways are key factors that can help a home look better and carry a higher value with respect to other homes in the neighborhood.

The value of your home is often best assessed in the eye of the potential buyer. If your home is appealing, it will tend to fetch a higher price than a home that fails to make a good first impression on a buyer. Regular maintenance will help to ensure that your home is retaining its value from the standpoint of being a suitable place to live. With both factors being addressed, your home will retain its value for years to come.
