Most homeowners enjoy redecorating their houses to give rooms a fresh look. But there are also some essential items in your house that you may need to replace to ensure the good working order of your home. Although the initial replacement cost could be high, the new items may pay for themselves over time in lower energy bills, and they can add thousands of dollars to the resale value of your home.

Central Air Conditioner

Your central air conditioning unit should last up to 20 years. When low-cost repairs and regular maintenance don’t resolve the ongoing problems, however, it may be time for a replacement. Buying a new central heating and air conditioning unit is expensive, but your new system is bound to be more energy efficient, lowering your electricity bills by up to 40 percent.

Windows

If you have an older home, chances are good that you have single-paned sash windows. These windows are notorious for letting in cold weather, and the old wooden frames can suffer damage from warping, termites or dry rot. Updating to double-paned windows will reduce your energy bills by up to 25 percent and make the house much quieter on the inside.

Window Coverings

Curtains fade, and blinds and shades crack. Drab and mismatched coverings can really have a negative impact on your curb appeal as well. Investing in high quality window coverings, such as wood plantation shutters, will improve the appearance of your house inside and out. Moreover, sturdy covering can help to cut down on drafts and lower both heating and air conditioning bills by moderating the internal temperature of the house.

Flooring

Carpeting and laminate flooring suffer irreparable damage over time; they also become outdated. Consider upgrades to your flooring like installing radiant heat, which will save money on your bills over the long term, or using the most durable materials you can afford to ensure that the new flooring is long lasting.

Roof

Asphalt shingles are easily damaged by hail and wind, and if you live in a climate with severe weather, chances are good that you will have to replace your asphalt roof at least once in the time that you own the property. A metal roof is a great replacement option. With a variety of styles and colors available, metal roofs are now an elegant finish to your house and will last up to 40 years with next to no maintenance required.

 

Although replacing a big ticket item in your home is bound to be costly in the short term, the new feature can save homeowners money for years to come in lowered energy bills, less maintenance and peace of mind.
