How To Avoid Wasting Money When Buying A Home: 4 Signs Of Hidden Issues

You’re ready to buy a new house, meaning you’re about to make a massive financial investment. Whether this is your first home or one of many, you need to avoid wasting money. People waste money on houses all the time without realizing it. Eventually, they recognize their errors – but it’s too late. The deed has passed over to you, and there’s no way of getting money back. 

How do you waste money on a house? It’s usually because you pay more than the house is worth. This is easy to do, and the main issue is that you don’t spot hidden issues. You think the house is fine, but then end up spending way more money on repairs. 

Today, we’re going to show you how to avoid this! It all starts with identifying the four major signs of costly hidden repairs:

Uneven doors

Here, we’re talking about two issues: 

  • Doors that stick against the frame
  • Doors that have big gaps around the frame

Both are clear signs of foundation issues. Sticking is probably the bigger concern, as it means the house has started to sink a bit. If every door sticks on one side at the top but has a gap on the other side, then it could mean the house is starting to slant on its foundations. Either way, foundation repair can be a pretty expensive procedure. 

It’s an issue that’s easy to miss, which is why you should pay close attention to all doors when viewing a home. Try to open and close them multiple times while you’re walking around. Yes, you may look a bit crazy, but it helps you save a lot of money. You can either avoid buying a house with structural issues or get a massive chunk taken off the asking price.

Fresh paint on the ceilings

Okay, this sounds like a very paranoid thought, but you should always be skeptical of freshly painted ceilings. Most people will never paint their ceiling and any dirt can be wiped clean. Ask yourself, why would they paint a ceiling? 

It could be because they want to make their house look nicer, or it could be because they’re hiding something. Personally, I’d be concerned that this has been done to cover up the signs of mold especially if you see fresh paint in specific patches on a ceiling. It’s very dodgy and you don’t want to inherit a house with hidden mold as it could mean there’s extensive water damage. 

Ask about the fresh paint and see how the person reacts when they respond. Also, check the floor above the room to see if there are other telltale signs of water damage. For instance, if you head to the attic and there are water stains on the floorboards above the ceiling with fresh paint, then that’s a massive warning sign.

How To Avoid Wasting Money When Buying A Home

Experiencing drafts from windows might not seem like a big deal, but it can be a sign of some much-needed home repairs. If your windows keep allowing air in from outside, there’s a strong chance the seals around them have broken. Or, even worse, the windows themselves have reached the end of their life and need to be replaced. 

Remember that it costs around $300 to replace one window – and that’s being generous. If you need to replace the entire collection of windows due to constant drafts, it’s setting you back thousands of dollars. Sure, in the grand scheme of buying a house, a few thousand dollars seems miniscule. But when you think about it, that’s a few thousand dollars you could have in your bank account. 

Light coming through the roof

Always head up to the attic or loft area when buying a house. Even if the floor isn’t covered and there are just rafters, it’s worth a look. Why? Because you need to check for signs of light poking through the roof. 

Ideally, the upper space should be completely dark. There might be a window up there, so cover it up and see if more light creeps through from the roof. This is a problem as it shows there are tiny gaps or cracks in the roofing, meaning you may need extensive roof repairs. In extreme circumstances, you could need a new roof – which will be super costly. 

Ideally, get a roofing company to inspect the roof before you buy a house as well. This gives extra confirmation of any issues so you can avoid wasting money. 

All of these issues are crucial to spot before you spend any money, as you can knock cash off the asking price or steer clear of a problem home. At the same time, keep these problems in mind when selling your home. Correcting some of your home’s major issues can help you increase your sale price and earn more money.
